Project: Ashbrooke Townhomes 524 SE 2nd St. Lee’s Summit, MO 64063
Client: Eagle Point Development
Architect: Stark Wilson Duncan Architects Inc.- Paul Stark, John Davis
Project Description:
Nexus 5 Group partnered with Jason Barnes at Eagle Point Development to perform a complete interior and exterior renovation of 75 units at Ashbrooke Townhomes, an occupied multi-family property. This project included moving residents and their belongings out of their respective units, a full interior renovation, punch, completion, and tenant return within a two-week timeframe. There were many challenging parts and pieces that had to be overcome to provide a successful turnover of each unit, while keeping schedule and budget.
“Coordinating with the moving company and the tenants had its fair share of challenges but careful planning and proactive communication with everyone involved made the process run as smooth as possible.” Charlie Green, Superintendent
This project was completed in 13 months. The interior renovation included new flooring and paint throughout, new kitchen cabinets and tops, new restroom vanities and tops, appliances, lighting and electrical fixtures, full HVAC system, interior hardware, plumbing fixtures, drywall repairs, interior door replacement, and exterior entry and sliding doors in all 75 units.
The exterior renovation included tree trimming, new landscaping, new gutters and downspouts, siding repairs, asphalt mill and overlay, concrete repairs, new signage throughout, new handrails, full building paint, roof repairs, and tuckpointing as needed.
A full renovation of the existing site office and maintenance office. This included a new floor plan, installation of an ADA accessible restroom, MEP upgrades, and new finishes throughout.
“Performing a full renovation at an occupied multifamily property can be a challenging task. Throughout the process, site superintendent, Charlie Green, continuously found solutions to enable us to stay on schedule and improve our workflow. Emma Draper, project engineer, successfully handled all the critical documentation, execution of subcontracts, and communications related to reporting agencies. Without Charlie and Emma, it would have been difficult to successfully navigate such a difficult project. Hats off to their #servewell mentality throughout the process!” Josh McDonald, Senior Project Manager at Nexus 5 Group
“We wanted to express our appreciation for the hard work Eagle Point Development received from Nexus 5 Group on the rehab of our newly acquired Townhome Project in Lee’s Summit, MO. The project was successful, and our staff and residents could not be more pleased with the results of the rehabbed units.” Jason Barnes, Director of Development at Eagle Point Development
